1 MINUTES PLANNING & SUBDIVISIONS COMMITTEE JANUARY 23, 1986 Aubrey Glass - Chairman Pat Malone Nancy Pratt Katie McCann George Brodie - DELEGATIONS - Mr. Doug Swanson and his son Kirk attended the meeting concerning Severance Application #B/521/85/BR for Stanley Island in Lake Muskoka. The application is to sever one acre of the island containing a sleeping cabin which is located 15-20' from the water's edge. Mr. Swanson would like to leave the cabin vjhere it is and add to it to bring it up to cottage size. The retained is 5.5 acres with an existing cottage and cabins. He proposes a common filter bed on the two lots. Mr. Swanson stated that the cabin is in a good location now and to move it further back from the water would mean cutting a lot of trees and it would be much more visible. The Ministry of the Environment report on the severance is favourable provided each property has a separate septic system. SEE SEVERANCES. - CORRESPONDENCE - Building Inspector Randy Gardner reported on his site inspection of the Lockhart property in part of Lot 24, Concession 8, Draper Ward, in connection with their proposal to sever three lots for cottage purposes. He confirmed that their building location is approximately 20' above river level and ' back from the water. THE SECRETARY WAS INSTRUCTED TO ADVISE THE LOCKHART'S THAT THE COMMITTEE WOULD NOT OBJECT TO SEVERANCE APPLICATIONS, PROVIDED EACH INDIVIDUAL LOT WOULD HAVE ACCESS TO THE WATER OVER THE STRIP OF LAND IN FRONT OF THE SUBJECT PROPERTY o\1ned BY ORILLIA WATER, LIGHT & POWER COMMISSION, AS WELL AS ANY OTHER USUAL CONDITIONS APPLIED TO SEVERANCE APPLICATIONS. The agreement with the Bracebridge-Gravenhurst Animal Hospital was reviewed. A total of $3, was paid out in Revenue for fines imposed in Court for dogs was $1, for NONE REQUIRED. The application is to sever 6.2 acres of vacant land fronting on Lake Muskoka and retain 140 acres with no water frontage. The proposed use of both properties is Seasonal Residential. The retained property has frontage on Ennis Bay Road. The application is APPROVED, subject to the Standard Municipal Agreement - lot creation fee of $ and taxes paid to date. REZONINGS: Dan Allan requesting a change in zoning for part of Lot 3, Concession 1, former Township of Macaulay, now in the Bracebridge ldard from R-l to R-2 to permit a duplex. The property is located at the corner of Shier and Queen Streets and contains an existing dwelling with entrances off both streets for parking. SEE NE\oJ ITEM NO Carl and Jacqueline Jones requesting rezoning from Rural to Seasonal Residential of part of Lot 7, Concession 13, Muskoka Ward, fronting on the creek that runs into the Muskoka River. The property is an existing lot with 100' frontage and.5 acres. Access is gained by Hooey Lane from Beaumont Drive. Item 11938: Landawn/Yellow Towers Rezoning The Ministry of Municipal Affairs forwarded copies of all letters they have received to date, expressing concern over the Official Plan Amendment for the Bracebridge Shopping Centre. Several request refer-oral to the Ontario Municipal Board and some are only letters of concern. There are fifteen (15) in total. By-Law #85-85 was passed on the 18th day of December, 1985, and we have received eight (8) letters of appeal to the Ontario Municipal Board. Application will be made to the Ontario Municipal Board for a hearing as soon as possible on this matter. REPEAT. Item 11945: f.p.c.f.
