1 May, 2017 On the Beach At 440 West Aubrey s Oratory Fellow Owners of 440 West February and March at 440 were absolutely beautiful. The weather was great and so was the sunshine in beautiful FLORIDA. 1. We are proceeding with the seawall revetment plan, it takes numerous permits to get the plan approved. We feel confident that the engineering firm is proceeding with expedience. 2. The porticos have been finished and they look great. 3. The BBQ area has been a smashing success. 154 uses in March. Thanks to Mike Schaaf for pushing this to fruition. 4. The fence on the south border is finished and looks great. 5. The basement engineering work is finished and we are waiting for the report from the firm. 6. The call boxes have been replaced at both main entrances. We are trying to keep our complex in top condition, thanks for your support. Your association President, H. 2 May, 2017 Page 2 Wine and Art Show Easter Brunch We all enjoyed the hospitality of Inge and Uwe Hosp at the Wine and Art Show. The attendees viewed spectacular artwork created by Inge and some of our residents while sipping on wine and appetizers. Inge even taught a class on painting to those who attended. Easter Egg Hunt Our Easter Brunch has become a holiday tradition at 440. Ann Baker shows off her culinary skills with the roast lamb. And our residents excel in their cooking skills. All in all, approximately 80 residents, friends, and family enjoyed an afternoon together. We wish to thank Jan Scicchitano and Victoria Upton for all their efforts in creating a spectacular Easter egg hunt for the children of our community. The children who found the most eggs for their age group were Harper McCann (0-3), Alexander Gidaro (4-6), Natalie Breasheft (7-10), and Alexander McDonald (11-12). Alexander McDonald, grandson of Vivien McDonald, generously handed over his prize to a younger child, MasonFarris. Bean Soup We all wish to thank Ann Baker for her delicious bean soup and ham sandwich luncheon. This annual event provided free food for our residents, renters and staff. Karaoke One of our newer residents, Rob Keys, has become very active in assisting the Social Committee in planning and preparing activities for our community. We enjoyed an evening of karaoke with a heavy dose of Frank Sinatra.
3 May, 2017 Page 3 Nove November, 2014 Page 5 Leak Alert Kerry Malaty has brought to our attention a device that can alert condo owners of any water leak in the unit. As many of us know a leak can cause damage to any of the units below ours. The Zircon Leak Alert may be placed wherever you may have a source of water (i.e. washing machines, dishwashers, sinks, toilets, air conditioning units, water heaters, etc.). This self-contained battery powered unit will sound a loud alarm the second it gets wet, alerting you to a potential water leak. The unit may be purchased at Wal Mart or Home Depot or Lowes for approximately $ Volunteers If anyone requires transportation for a nonemergency service, please feel free to call the following volunteers. Beverley Halterman Lynn Gravois Don White Local Discounts Some of our residents and renters may not be aware of discounts that various businesses in our area provide. In order to receive the discount you must remind your server that you are a resident of 440. The businesses that provide this discount are Jimmy s, Salty s, The Reef, The Brown Boxer, and Crabby s. Family Feud Even some of our renters have gotten involved in organizing entertainment for our residents. We enjoyed a very entertaining evening of Family Feud provided by Billy. New BBQ Area at 440 West I'm sure most of you folks have noticed our new BBQ area here at 440 West. Lot's of the Homeowners/Renters have taken advantage of this new addition to 440 West. The grilling area and surrounding landscaped area has been a huge success since it's opening in Dec Just last month alone, 171 people signed up for the grills and another 95 in Feb. This number does not include the number of people that they cooked for, we averaged about 3 people per sign-out. We had a few start-up issues but these have been corrected. I would like to thank all the users for making this new addition to our 440 West Condo property and to your continued pleasurable use of this great addition. P.S. Please remember to clean the grills and drip pans after use. 4 mbe May, 2017 Page 4 Nove November, 2014 Page 5 Greek Night Murder Mystery Show A very special Murder Mystery show is being planned for the fall. Maysel White is coordinating the affair. The details of the show will only be known by them. Further details shall be available in upcoming newsletters and on the bulletin boards. What could be more fun than watching an honest to goodness Greek Wedding minus the wedding. Over 100 residents partook in an evening of Greek music, dancing and food. Thank you so much to Toni Batianis team of hard workers including Bill and Mary Giotakis, Ted and Koula Pozios Liz and George Papageorgiou. Seafood Dinner The Seafood Dinner that Rob Keys hosted was a resounding success. Over 80 people enjoyed the meal of crab and shrimp. Maysel White certainly cooked the crab legs and shrimp to perfection. Wine Tasting Evening to Replace Progressive Dinner The Social Committee has decided to host a wine tasting evening instead of the previously planned Progressive Dinner. The wine tasting shall be held May 13 at 7 p.m. in the North Party Room. Each person is asked to bring a bottle of wine and an appetizer. The bottles will be placed in a brown paper bag and the attendees will get a chance to vot on their favorite selection. 5 May, 2017 Page 5 Bailey cautioned the community about the grandfathered flood insurance premium and that our insurance agents are always working to keep our insurance rates as low as possible. Social and Newsletter Repot: Alexandra Everist reported on the upcoming activities: Family Fued night, Seafood night, Wine and Art night, Greek night, and Easter Egg Hunt and Easter Dinner. Alex encouraged people to submit articles for the newsletter. Insurance and Litigation: We now have four units behind in payment of the monthly maintenance. Grounds: Emma s flowers are ready to bloom in May. Housekeeping and redecoration: Ann Baker reported that the elevator tiles have been ordered. Installation will cost approximately $9,200. The cost of the six new fans for the lounge sitting areas is $2,490. Sam will secure a price from a contractor to install the fans. A motion was made by Ann Baker to approve the labor costs of installing the elevator times. Seconded by Gillian Willard: All approved and the motion Security: A part time guard was hired. Mike read the security guard activity report. A category for barbeque key check out will be added to the report. Telecommunications: Todd Gravois reported that he is using the calendar on the web site to encourage owners to use the web site. General Manager s Report: Sam reported that he would purchase one telescopic umbrella to try the tilt to see if it protects from the sun. --Duke Energy will schedule a lighting and energy use audit. No date was set yet. --Sam will hire for a scissor lift to repair a ceiling cracked glass and fan power problem in the south lobby. --A new bid will be coming for the south property line fence. --Overhead Door will install the front door phone system. --The engineer, Lee Levore will perform a Garage Survey beginning in mid-march. They will give us an estimate of how long it will take so that we will know how much the survey will cost. --The garage entrance gate needs a new tension spring at a cost of $2,400. Overhead Door will repair it at their shop. --The seawall revetment engineers will keep us informed as to the permit application progress. --Sam will send an regarding the third bid for the portico roofs replacement. At that time the board will select a vendor. --Sam will secure bids to replace the main roofs. --Sam will have our maintenance people install a self-leveling membrane on each emergency balcony to prevent water accumulation. --No sign will be posted to direct people to the guard to secure the key for the barbeque. Adjournment: Aubrey Bailey moved to adjourn the meeting. Seconded by Ann Baker. All approved and the motion carried. No discussion was had. Alexandra Everist moved to approve the Treasurer s report (attached) for February, 2017 as submitted. Seconded by Ann Baker: all approved and the motion carried. No discussion was had. Social and Newsletter Report: Alexandra Everist reported on the upcoming activities: Tickets for Greek Night are currently being sold, a Music Under the Stars is planned, the Easter Egg Hunt and Easter Dinner are upcoming in April. The newsletter is due out in May. There is currently $460 in the Social Committee bank account. Insurance and Litigation: Currently there are no monthly maintenance accounts in arrears. Grounds: Alexandra Everist reported that the grass near the seawall has been replaced. Housekeeping and Redecoration: Ann Baker reported that the elevator floor tiles are in and Sam will pick them up for installation. Sam secured three bids for installation. One of these contractors will do the work. A discussion was had regarding the replacement of the plastic elevator buttons. The plastic squares are no longer available for replacement. It was suggested that a plastic sheet be positioned behind the metal plate so that the plastic buttons can be removed and the area to press would have a pliable plastic cover when pressed. Sam will investigate. Security: Mike Schaaf read the security report. IT and Telecommunications: No report since Todd Gravois was absent from the meeting. General Manager s Report: 1. The garage concrete inspection began. The engineer will supply an estimate of the cost. 2.Sunshine Electric will install three ceiling fans in each sitting lounge at a cost of $2, The south property fence material will be delivered on March 27. The installation date to be determined by the Edge contractor. 4.The permit application is being filed with the State of Florida for the Seawall Revetment. 5.The light In the barbeque area was installed. 6.Re-roofing of the porticos is scheduled to begin on April 3 rd. 7.We are awaiting the Duke Energy report. 8.Sam will research and advise the board of the cost of the main roofs replacement when it was done twenty years ago for planning purposes. 9.Sam reported that the self-leveling membrane did not work on the small emergency balconies. Since it was determined that the standing water is not a problem, Sam will proceed with painting the floors. 10.The ceiling fan in the lobby was repaired. 11.Touch up painting needed throughout the building, ladies and men s rooms doors, outside window sill outside main lobby of the South Building, etc. 12. Sam will direct the maintenance crew to attend to these miscellaneous jobs. Adjournment: Ann Baker moved to adjourn the meeting. Seconded by Mike Schaaf. All approved and the motion carried. Call Alex to volunteer to host or to purchase tickets. Insurance and Litigation: Currently there is only one monthly maintenance account in arrears. There is no pending litigation. Grounds: Alexandra Everist reported that the city will install a fire hydrant on the south corner of our property which will cause the removal of several shrubs. Housekeeping and Redecoration: Aubrey Bailey reported that several elevator floors have been completed. The lounge fans have been installed. The library chairs need replacement. Security: Mike Schaaf read the security report. One security guard resigned. A new copy machine is needed in the security house. IT and Telecommunications: Todd Gravois reported that he will be redesigning the 440 web site for increased owner use. General Manager s Report: 1. The garage concrete inspection began. The engineer will supply an estimate of the cost. 2. The permit application is being filed with the State of Florida for the Seawall Revetment. 3. Re-roofing of the porticos has been completed and looks wonderful from the upper floors. 4. The Duke Energy report has revealed that converting to LED throughout the buildings will save approximately $8,400 per year. When Sam estimates the cost of purchasing all the LED light bulbs, the board will be polled for the go ahead. New Business: The board decided that people using the BBQ ramp as a short cut to the pool deck from the north building is not a problem. Sam will secure bids to replace the air conditioning system in the south building lobby and lounge area. Todd will pull together the regulations of parking on the upper deck to clarify the rules. Mike Schaaf made a motion to repair the rubber bumpers on the pool tables in both buildings with the recommended pool table repair person. Seconded by Todd: all approved and the motion carried. No discussion was held. Adjournment: Todd Gravois moved to adjourn the meeting. Seconded by Mike Schaaf. All approved and the motion carried. No discussion was had. The meeting was adjourned at 8:30 PM.
