Present were Bob Blatz, Ann Ferranti, Bryan Groh and Axel by telephone. Absent with excuse was Virginia Ohlson. Quorum was established and the meeting was called to order at 6:30 PM by Bob Blatz, President, residing and Jan Nowakowski taking the minutes under the supervision of the President. 2 Balance Sheet Palma Sola Trace Master HOA June 2017 Financial Statements Treasurer s Report, Axel July 19, 2017 Total Operating Funds (Cash) are $128, down from $192, $125,000 in cash was taken from our Union Bank account and sent to our new bank account with Vanguard Management Group. Adding that in, total Operating Funds would be $253, Total Reserve Funds are $225, Total Community Assets are $493, composed of Common Area (Operating) $264,192.80, Reserves $225, and SFH $4, Since the check for the $125,000 to our new bank account with Vanguard had not cleared it is included in Total Current Assets on the Balance Sheet in a Clearing Account, account Delinquent Accounts (Maintenance Fees Receivable) are $14, down from $18, a decrease of $4, Operating (Common) delinquent accounts are $5, down from $6,617.08, a decrease of $1, and SFH is $8, down from $11, a decrease of $3, Total Liabilities are $57, most of which, $27,931.39, is Deferred Revenue and Prepaid Assessments and $27, in Other Accrued Expenses, the bulk cable, water and electric service bills. Owner s Equity is $136, for Operating (Common) and $20, for Single Family. Net Income year to date is $57, Income Statement Operating (Common) Almost all expenses are within or under budget year to date or for the year. Electric Service and Water Service are over budget $1, and $1, respectively year to date. This electric service variance may decrease during the summer months when the pool is heated less by the heater and more by the sun and we use less water for lawn maintenance. Income Statement Single Family All expenses are under budget year to date except Mulch which is within the annual budgeted amount. Income Statement Reserves Reserve contributions are as budgeted. $ in interest has been earned year to date. The expense for the painting of the playground equipment was recognized in June Bank Accounts All bank balances are under the $250,000 FDIC insurance level

4 Communications We have updated the contact guides and the rental reservation form on the website with the contact information for Vanguard Management Group. We continue to send out the monthly newsletter to the distribution list.

7 Design Review Committee Palma Sola Trace Master Design Review Committee Meeting of June 28, 2017 Meeting called to order at 6:30 pm by chair, Peg Silva. Present were Peg Silva, Judy Blatz. Motion to accept minutes for meeting of June 14, 2017 was made (PS), second (JB). Unanimously approved. Applications: : 3704 Summerwind Cir. Install Swimming Pool, Deck, Cage. Presented by (PS). No Action. No response from Homeowner : 4032 Overture Cir. Tile lanai. Presented by (PS). They are seasonal so we could not get in to condo. Ray had concerned about reestablishing hardware for hurricane shutters and it is included in application. Condo Board has approved. Motion to approve as submitted (PS). Second (JB). Unanimously approved. Other Concerns /Issues: Lynn Rensel has resigned. We now have 2 openings. Motion to adjourn at 6:43pm (PS), seconded by (JB) passed.

8 Palma Sola Trace Master Design Review Committee Meeting of July 12, 2017 Meeting called to order at 6:33 pm by chair, Peg Silva. Present were Peg Silva, Dennis Donaldson, Judy Blatz. Motion to accept minutes for meeting of June 28, 2017 was made (PS), second (DD). Unanimously approved. Applications: : 3704 Summerwind Cir. Install Swimming Pool, Deck, Cage. Presented by (DD). No Action. No response from Homeowner. Will keep open for 90 days from date of submittal until we close out application : 3716 Summerwind Cir. Install High Impact Window Presented by (DD). Motion to approve as submitted (DD). Second (JB). Unanimously approved. Other Concerns/Issues: Have not received any calls for the DRC openings since article in newsletter. At some point we might want to approach the Board to disband current DRC members and reopen to all new members. We will attempt to tackle a couple of the DRM Standards that are less controversial; Linear Buffers, Style and Finish of Lighting Fixtures, Holidays, Walkways width & length; and Security Video Equipment. Will review Style and Finish of Lighting Fixtures at meeting in August 9. Peg and Dennis to send input to Judy on write-up. Ann will reach out to new management company to help with DRM standard Artificial Vegetation and Decorative Embellishments. Motion to adjourn at 6:55pm (PS), seconded by (DD) passed

9 LANDSCAPE REPORT The Landscape Committee met on July 6, 2017 with BrightView (BV) to discuss both the Single Family Homes (SFH) and the Commons. Jayme Atchley from BV was present as well as Committee members and Jan Nowakowski from Vanguard Management. The next Landscape meeting will be August 3rd at 10AM. General Comments Much of the discussion centered on the problems we are experiencing with our Palm Trees throughout PST. Several palms have died from Ganaderma or Fusillium Wilt which are diseases with no cure or treatment. Shelly Wright has arranged a meeting with Michelle Atkinson, from the Manatee County Extension Service to discuss further. All the Landscape Committees of PST have been invited. Jayme Atchley, who is also well versed on Palms, will attend. We hope to be able to formulate a plan so that all of PST will handle this problem the same way in order to control this as much as we can. Enhancement Credit available 1/1/18 will be SFH $4,126 and Commons $2,926. This credit is from the contract agreement between BV and Associa (previous management company) and is based on $ spent from January-July Commons Geraniums have been removed at the entrance and coleus and sweet potato vine planted. We did not have enough plants to do additional plantings at Penny Lane, but will make sure we do so in the future. We would like to add some color to that area. Mulch is needed along the inside of the East and South walls behind the Condo Buildings. This area has not been mulched in several years and we have or will be planting some replacement bushes (which were approved last month). We are requesting $1, for mulch to be applied by Big Earth Landscape Supply, Inc. The Royal Palms at the entrance need to have their seed pods removed. These are very heavy and must be removed with a lift. Cost $ Single Family Homes BV will be trimming the queen palms the week of the 17th and will also trim several oak trees that were missed last month. The oak tree that died at 3724 was approved for removal by the City of Bradenton and no replacement will be required. Backflow plantings have been completed where the grasses were removed which will allow the City to more easily access the water meters. Although these new bushes are small, they will fill in the area and be easier to maintain. Weeds in the beds (bed weeds) and weeds in the concrete cracks (crack weeds) continue to be a problem. They are treated weekly during the scheduled section, which means they are only being treated monthly. This may not always be enough to control them, especially during the rainy season. We are working to resolve this. We have had a few areas of cinch bugs, but they've were promptly treated and believed to be under control.

10 Irrigation We have had several homes where the GFI s had to be reset. Often during storms they will trip. We're encouraging folks to always check them after a storm. The CDD has agreed to increase the irrigation at pond 8 and will look into other ponds with similar issues. Recommendations Approve trimming of Royal Seed Pods $ Approve mulching inside East and South Condo Walls..$1,891.50

11 Pool The pool attendance has been erratic at best. It seems to be feast or famine. As I sit here now there are 20 people here, most in the pool. The afternoon showers also play havoc with attendance, it has just started to thunder and everyone came out of the water without a word from me. Pools by Lowell does have a responsible young man servicing the pool which is a plus. I want to take this opportunity to say thank you to all for allowing me to still be a part of Palma Sola. I have enjoyed it and am going to miss being here on a regular basis. It has been quite nice working with Bill and I hope whoever replaces me will enjoy it as much as I have. 12 Social Committee These are the upcoming social events: Friday, July 21 st Pizza party for cocktails with pizza from Fire and Stone. We ll encourage attendees to bring a school supply item to donate. Monday, August 7 th at 6:30 Bunco We ll introduce the game and see if there s enough interest to have a monthly Bunco night. Friday, August 18 th and September 15 Regular Cocktails/Social Hour Saturday, October 7 th 8 AM to 10 AM Coffee at the Clubhouse. This was suggested in a response to the survey so we decided to try it again. If there s enough interest we can do it monthly or a couple of times a year. Friday, October 20 Regular Cocktails/ Social Hour Monday, October 30 at 5 PM Halloween costume party Friday, November 17 Regular Cocktails/Social Hour Saturday, December 9 th Holiday Party More details later Tuesday, March 18, 2018 Ladies Luncheon in the clubhouse We ll still need to work out details for some of these events but we wanted to get them on the calendar so people can plan ahead.
