1 MEETING MINUTES Meadow Park HOA Board Meeting 4/14/15 6:00 PM Village Baptist Church Attendees: Jerry Rolfs Bill Kaberlein Pat Wallace Shannon Kaberlein Meadow Park Board, President Meadow Park Board, Vice-President, Scribe Meadow Park Board, Treasurer Meadow Park Board, Secretary Nick Conley Highland Realty & Management Absent: BOARD MEETING: 1) Call to Order. Meeting called to order Jerry called the meeting to order at 6:11 pm 2) Delinquent accounts a) Balance at $18, up from $17,000 plus last quarter. b) 5 people adding up to $13,000 c) Ochoa in bankruptcy i) Ch 7 we believe ii) We are on the list of creditors d) Jerry motioned and Bill second to increase allowance for doubtful accounts to $20,000 as the current delinquencies are at approximately $18,000. 3) Pool Room a) We received a bid to replace the pool room heater as the electric bill is higher than normal.

2 i) The heater contractor s, Mountain Breeze, said we don t need to replace the heater. b) They included a bid for sealing/weather stripping the room, which is the likely cause of the increased electric bill i) Weather stripping $349 for both doors. ii) Add insulation to attic reject iii) Cover the vent above the boiler in the winter and the vents in the door. c) Could put deadbolt on door d) Vandalism on the lights. i) Looking at replacing globes or getting more secure lights. ii) May get rid of all the globe lights and add to the parking lot lights e) Mailboxes by park on Clermont i) Abandoned truck sitting for 4 weeks, grey equipment truck. ii) House on Clermont conducting business out of house with service vehicles parked on the weekends.

NEW BUSINESS 1) Review Financials a) Bill motion, Shannon second to approve financials, passed unanimously

4 2) Pool Opening May 23rd a) Pool equipment room has high cost to heat b) There is new venting in the door for the new heater which is letting more cold air in c) Bid to seal the doors and seal the vents in the winter $389. 3) Reminders a) Garage sale days i) May 8th and 9 th b) Pool Party Saturday May 30 i) Catering Famous Dave s ii) DJ and Bouncy House/Castle c) July Ice Cream Social July 18th i) Shannon will organize d) Next Meeting Tuesday July 14th 4) Free dues drawing for 3rd quarter 2015 Jeffrey Althaus, Dahlia Way 5) Next meeting Community Meeting Tuesday, April 14 th 6) Storage Sheds issue a) Many improvised sheds are in the neighborhood. Hard to detect, costly to enforce b) Variance do we need a 60% majority? We have to have an individual basis. Involve design review committee, standards for design and construction. i) Preference for premade sheds at the local hardware ii) Concrete slab would go a long way to slowing deterioration c) Nick i) Discussion with attorney (1) Variance is for special needs (2) Still need 67% (3) Law has changed that only need homeowners to vote d) Thornton no permit up to 120 sq feet

5 e) Common Community ownership act has affected some of the provisions of the covenants f) A homeowner raised a concern about building one and having to tear it down if someone wins a lawsuit regarding granting variances. g) There were no speakers in opposition h) Suggestion to put a stamp on the envelope to draw attention i) Suggestion to gather proxies at the community events. j) Suggestion to have a handout with details and specifics. k) Request for more details about the prospects of a variance. i) And legality of silence is acceptance l) Send out a notice, meeting was in favor, if you oppose sheds you better speak up or we are moving forward. i) Shed Survey on front of envelope ii) Silence is acceptance m) Next step: Committee to create specs. i) Bill will collect names after the meeting. 7) Open forum a) Snow plowing discussion of which sidewalks are association and therefore should be plowed and which are Thornton s. 8) Adjournment: Moved to adjourn, seconded, passed unanimously. a) Adjourned at 734 9) Shed Committee: Jim Kautz jk1976dk@msn.com Allen Albert allenlalbert@outlook.com Toby Morrow tobymorrow@outlook.com Bob Brown bobbrown68@aol.com
