Summary & Recommendation Date: August 29, 2017 Reviewer: Michael Barr, Development Services Director Subject: Replat by Minor Subdivision Plat of Cimmaron Trace Section 5 Lots 211 & 212. Background: The Applicant is requesting to relocate a shared lot line separating lots 211 & 212 of the Cimmaron Trace Section 5, recorded in Sumner County Plat Book 25 Page 247, by replatting this portion of the subdivision. Lot 211 has a recently constructed house that encroaches into the minimum side yard setback area abutting lot 212. The current owner / builder of lot 211 also owns the adjacent vacant lot 212. By relocating the shared lot line, the house can be brought into conformity with the side yard setback standard identified in the original recorded plat. The resized lot 212 will remain conforming to the minimum lot size and dimensions per the Residential R-5 District standards.
