1 BY THE CITY COMMISSION ORDINANCE NO AN ORDINANCE SUBSTANTIALLY AMENDING THE RIO RESIDENTIAL INSTITUTIONAL AND OFFICE ZONING DISTRICT SET FORTH IN ORDINANCE NO 361 AS AMENDED PROVIDING FOR REVISIONS TO PERMITTED USES AND STRUCTURES PROVIDING FOR CONDITIONAL USES PROVIDING FOR AREA LOT IDTH COVERAGE YARD AND HEIGHT REGULATIONS PROVIDING FOR REPEALER CODIFICATION IODIFICATION SEVERABILITI AND AN EFFECTIVE DATE WHEREAS Ordinance N 361 the Dade City Zning Ordinance was adpted in February 1975 and WHEREAS it has been many years since the RIO zning district regulatins were updated and many currently ptential apprpriate uses are nt listed and WHEREAS due t the character f this district it is als apprpriate t add uses which are permitted nly as cnditinal uses NOW THEREFORE BE IT ORDAINED by the City Cmmissin f the City City Flrida as fllws f Dade Sectin 1 The RIO Residential Institutinal and Office Zne District is substantially rewrded as fllws 1 Purpse The purpse f the RIO Residential Institutinal and Office Zning district is t prvide and require a unified and rganized arrangement f buildings service and parking areas tgether with adequate circulatin and pen space in a manner s as t prvide and cnstitute an efficient safe cnvenient and attractive shpping area t serve the City s ffice institutinal and cmmercial retail shpping Y1PP C 2 Permitted Principal Uses and Structures A Principal Uses 1 Existing ne r tw family dwellings and htels Existing ne r tw family dwellings shall nt be cnsidered nn cnfrming uses as per Article VII DCZO Permit applicatins fr recnstructin r replacement f ne r tw family dwellings destryed t an extent f mre than 50 f their 1
