What can Whole Foods provide that cannot be matched or exceeded by Wegmans? By contrast there was no car wash anywhere near the area at Clover and Monroe and the applicant fulfilled a need. Any discussion of (i) traffic and/or parking (ii) adverse effects to the character of a residential neighborhood or (iii) incremental benefits to the town at applicant's cost misses the point: what drives the call for a variance in the first place?
