February 10, 2014 Board Meeting N E W S L E T T E R M I N U T E S The board convened at 5 p.m. Present were Fannie Nelson, president; Brenda Moore, first vice president; Jim Whitaker, second vice president; Mary Hoss, treasurer; and Marva Brannock, secretary. Also attending were Lisa Gamble, property manager with Keli Management, Inc.; and Shanna Tait, on-site manager. Oliver Bradley, maintenance superintendent, joined the meeting at 6 p.m. Lisa updated the board on cooperative legal issues. Open Session Fannie Nelson welcomed members and called the meeting to order at 7:06 p.m. Minutes of the January 13 board meeting were approved as printed in the newsletter. Mary reported that a representative of Jewish Family Services will attend the March open session to discuss in-home services available on a sliding fee scale. Oliver gave the maintenance superintendent's report. Completed since the last board meeting in January were three move-outs, 27 annual inspections, seven days of snow and ice removal, continuing rehab work in vacant units and receipt of 118 resident requests for service. Fannie opened the floor for member comments. Sue Stone reported for House and Grounds and introduced Karry Palmer, a candidate for the Hickman Mills School Board. Chuck Moore won the door prize drawing. The open session ended at 7:53 p.m. Closed Session The board reviewed a letter dated January 28 from Dudley notifying the board that he is resigning as cooperative attorney, effective March 1. Interviews for five candidates will begin at 11 a.m. on Tuesday. Board members need to be at the Keli Management office at 10:45 a.m. The meeting was adjourned at 10:35 p.m. Fannie was recognized for 30 years of government service. Lisa presented the managing agent's report. January financials have been completed and posted. The board met on January 17 to work on the budget for the next fiscal year, beginning April 1. The proposed budget will be discussed tonight. Total in the reserves is $272,130.57; in escrow, $176,569.55; and in the Activities account, $2, Lisa announced that Dudley Leonard had retired and the board would conduct interviews of new attorneys on Tuesday. Shanna gave the on-site manager's report. Fifteen units are on the market. Three applications are in process.
