The purpose of the flyer was to bring everyone up-to-date on the process in place for collecting on delinquent assessments. This was an informational flyer, and serves as notice of our policy in place for collecting derelict balances. As a Board of Directors, it is imperative for us to protect your investment in our community and seek any and all methods for collecting on delinquent accounts. We wanted everyone in our community to be fully aware of our process, so there are no questions. If you are up-to-date on your account, thank you. The previous notice was just informational. If you have questions about your account, please contact Spectrum. If you are behind on your account, please contact Spectrum and they will work with you to get your balance paid off. HOA Assessment Information Semi-Annual HOA Assessment Due Dates: January 1, July 1 If you have any questions regarding your bill, please contact the Spectrum Billing Department at *Dues are considered late and subject to a $20 administrative fee if they are received after the last day of the month they are due. You can also view the delinquent fee schedule located in documents on the Spectrum Website, or you can follow the link on the home page, for additional information.

Based on not paying your dues for 4 months, it can cost you an additional $170.* 1st Notice - $20 2nd Notice - $20 3rd Notice - $20 4th Notice - $20 + $90 fee to process file to third-party debt collector. Owner is responsible for all attorneys fees/court costs paid by and/or charged to the Association. 3 Arbor at Sonoma Ranch - July/August 2016 Page 3 Architectural Control Committee Summer is here and many homeowners traditionally use this time to make improvements to their homes, especially exterior work; making improvements such as adding a shed, a deck, a play structure, a pool, gutters, solar screens, or modifying your current landscape plan (or doing any other exterior change or addition to your home or lot). Plus with the recent storm, several home s received damage that requires exterior work roofing, fencing, etc. Our neighborhood has a process in place with our Architectural Control Committee to review all work being performed to homes within our neighborhood. This process keeps in mind the property use restriction and helps to maintain neighborhood value. The ACC must receive your form of work you are performing and approve the project, prior to the start of work being done. Please download the form from the Spectrum website, after logging in, the left box has a link ACC Request. The ACC Request area will walk you through the process and has the required form link for you to download, complete and submit to Spectrum. Once Spectrum has received your form, the ACC will review and approve or request additional information and you, the homeowner will be notified. Our ACC is formed of volunteers from the neighborhood. They are providing volunteered time to review all request and keep our neighborhood looking fantastic. Thank you from the Architectural Control Committee Window Gang same as Window Gang_Apr16 Hausman Rd WALL Update The new wall is now nearing completion. To those homeowners adjacent to this wall, thank you for your patience! Project Background Information: In December the board received a letter from TX Dot entitled encroachment. There were two attached files: an aerial view and a survey. The full length of this wall along Hausman is within property line but starting at the first homeowner pillar the wall deviated about 3-5 degrees. It was about 100 linear ft. so ended up being about 7-8ft over the property line near Sonoma Pkwy. In addition there was a 45 degree cut toward Sonoma Pkwy that was not there before but does exist today (as you have seen). After several discussions with TX Dot they claimed utilities would be laid near the property line so it was take the wall down or they would. We did hire a survey company who confirmed the validity of their survey. As many of you witnessed there was a large cleanup of overgrown trees/bushes followed by fence removal then added fencing for safety precaution due to the depth of that pond. TX Dot is continuing the Hausman project on our side of 1604 beginning this summer. Thank you for your understanding while this project was completed. Also, thank you board member Tracy Davila for spearheading this project and the board as a whole for their time/effort with this. Are you a good note taker? I m sure many homeowners have wondered what occurred at our Arbor of Sonoma Ranch Pool during the Spring of 2016 here is your Pool Update Information Here's what you will notice: New pool lining (concrete in the pool) Under water tiles Underwater lighting (LED) New bordering tiles (colors) Bricks and water depth markers The deck has been textured, painted/sealed and all joints have new grout. This extends in places where it was not previously, such as the restrooms and entrance. New pool furniture was required as to not scratch the new decking. Therefore, we will now have plastic furniture and will have new gathering tables under the lattice areas. The lattice work was repaired (again), but due to the weather, we were not able to make the larger changes we had planned, and with the hail damage to a good part of the roof lattice, Roland's Roofing same as Rolands Roofing_Apr16_8th_ Pool Update Information CED_CANS_HP_WO_WS replacement will be delayed until pool closure in the fall. The broken coke machine has been removed. Finally, we added a wall inside the pump room to separate pumps and chemicals from the storage area where we kept HOA and other pool storage (safety reasons). This project has been more than a year in the making and hours of volunteer work by several board members and home owners. The desired result of this activity was to improve safety, aesthetics and longevity of the pool and overall value of this subdivision. The board members typically divide and conquer projects. This particular project was Jack Hogan's. He personally volunteered over 100 hours throughout the course of this year working on this specific project. He did this by visiting other pools benchmarking, educating himself on the subject, working with multiple vendors, eventual sourcing and managing. 5 Arbor at Sonoma Ranch - July/August 2016 Page 5 POOL RULES: WARNING: SWIM AT YOUR OWN RISK AT ALL TIMES No glass containers. No alcoholic beverages. No smoking in the gated pool area. No diapers except special swim diapers. No food, drinks, or gum in the swimming pool. Please wait 30 minutes before swimming after eating. No foul or vulgar language or loud noise will be tolerated. No roller/in-line skates, scooters, or skateboards in the gated pool area or parking lot. No animals in the pool area (except service animals). No diving, running, horseplay, fighting, or any other dangerous physical activity. No toys or sports equipment, except small personal flotation devices. Members and guests are expected to abide by the Pool Rules at all times. POOL RULES AND GUIDELINES Law office of Rudy Wattiez refer to ticket Members may have a maximum of four (4) guests per household. Members must assume full responsibility for their children and guests. A guest cannot be a non-paid member of the association community. Lifeguards may take ten-minute breaks each hour and ask children to sit out of the pool during this time. For serious injury or life threatening emergency, assistance CALL 911 If no Lifeguard is on duty, all children under the age of 14 must be supervised by an adult 18 years of age or older. If a Lifeguard is on duty, all children under the age of 14 must be supervised by an adult 18 years of age or older. The Association and Management are not responsible for any lost or stolen items, and/or any accident or injury. NOTE: Pool attendants will check all coolers at the entrance. If alcohol is present, the owner will be requested to place same in their vehicle prior to re-entry.

We are currently looking for event volunteers to assist on the planning of great events for our residents.
