The metal facade on the 24 linear foot addition face be in 5 five foot panels with panel number 2 and 4 revealed between 4 to 8 inches in depth. 2. Colors to match existing building colors. 3. Roof line is approved as submitted. 4. If any modifications are made to the approved COA by the applicant after COA approval, these modifications must be submitted to the Norcross Community Development Department utilizing established procedure. 5. 9 The subject development is going to be the first phase of the redevelopment of the Veridian Office Park. The applicant (Racetrac) is developing one of five parcels after the demolition of half of the Veridian buildings. The proposed architectural material as shown is mainly brick with brick columns on the canopy. The applicant also indicates a canopy and awning scheme in a dark yellow color over the doors windows and outdoor seating area. 11 Signage in the above illustrations labeled as A, B and C are a design concept that the City of Norcross does not have a definition for. The two signs labeled B and C are placed under the windows and are placed to look as though they are the window architecturally. These are permanent fixtures to the building and are intended to open up and change out internal advertising. These are similar to a theatre s playbill advertisement. We would count the square footage of these fixtures as the total area of allowed signage during the permitting process. Staff is looking to the ARB for guidance for this type of signage since there is not a definition in the City s Code of Ordinances. Staff recommends a condition that other temporary window signage or temporary banners, balloons or pennants will be prohibited should the playbill signage be approved. 12 Recommended Conditions Staff recommends the approval of the application and defers to the ARB s expertise in the materials and colors presented. This is not located within the Norcross historical district and the Architectural Design Standards do not apply in this case. Staff does recommend the following condition should the ARB approve the Playbill signage type and staff recommends a follow up inspection of the ARB conditions prior to the issuance of a Certificate of Occupancy. Recommended Conditions: 1. Temporary signage such as banners, pennants and balloons shall be prohibited. 2.
