1 ORDINANCE NO. An ordinance amending Article 508, PD 508, of Chapter 51P, Dallas Development Code: Planned Development District Regulations, of the Dallas City Code; adding a new Section 51 P 103.1, Exhibits, to Article 508; amending the development plan and tract regulations in Sections 51P and 51P of Article 508; deleting the zoning map regulations in Section 51P of Article 508; providing a development plan for a portion of Tract 14; providing a penalty not to exceed $2,000; providing a saving clause; providing a severability clause; and providing an effective date. WHEREAS. the city plan commission and the city council. in accordance with the Charter of the City of Dallas. the state law, and the ordinances of the City of Dallas, have given the required notices and have held the required public hearings regarding this amendment to the Dallas City Code; and WHEREAS, the city council finds that it is in the public interest to amend Article 508 as specified in this ordinance; Now, Therefore, BE IT ORDAINED BY THE CITY CO NCIL OF IHE CITY OF DAI I AS

2 SECTION That Article 508, PD 508, of Chapter 51P, Dallas Development Code: Planned Development District Regulations, of the Dallas City Code is amended by adding a new Section 51P l, Exhibits, to read as follows: SEC. 51P EXHIBITS. The following exhibits are incoiorated into this article: fj) Exhibit 508A: conceptual plan. Exhibit 508B: development plan for Tract l2a. f) Exhibit 508C: development plan for a portion of Tract 3. f41 Exhibit 508D: development plan for a portion of Tract 14. SECTION 2. That Section 51P , Development Plan, of Article 508, PD 508, of Chapter SiP. Dallas Development Code: Planned Development District Regulations, of the Dallas City Code is amended to read as follows: SEC. 51P5O8.1O5. DEVELOPMENT PLAN. (a) A development plan for each phase of development must be approved by the city plan commission prior to the issuance of a building permit for each phase. (b) A development plan for Tract 12A is labeled Exhibit 508B. (c) A development plan for a portion of Tract 3 is labeled [labelledj Exhibit 508C. j) tract 14is labeled Exhibit 508D.

That Section 51P , Zoning Map, of Article 508, PD 508, of Chapter 51 P, Dallas Development Code: Planned Development District Regulations, of the Dallas City Code is deleted as follows: [SEC. SiP ZONINC MAP. PD 508 is located on Zoning Map Nos. J 5 and J 6.] SECTION 5. That development of this district must comply with the full-scale version of Exhibit 508D (development plan for a portion of Tract 14) attached to this ordinance. A reduced-sized version of this plan shall be provided in Chapter 51P. Permits shall be issued based on information provided on the full-scale version of the plan. SECTION 6. That a person who violates a provision of this ordinance upon conviction. is punishable by a fine not to exceed $2000 SECTION 7. That Chapter 51P of the Dallas City Code, as amended, shall remain in full force and effect, save and except as amended by this ordinance. SECTION 8. That the terms and provisions of this ordinance are severable and are go emed by Section 1-4 of Chapter 1 of thc Dallac City Code. as amended
