1 Notice of Proposed Development City of Johnston, Iowa May 28, 2013 PZ Case No.13-13; Chesterfield Heights Rezoning Request: Willis Van Zee, in cooperation with property owner, George Hofmann, has requested an official zoning map amendment to rezone approximately acres and adjoining right-of-way from A-R Agricultural Reserve District and R-1(100) Single family Residential District to R-1(75), Single Family Residential. The subject property is north of NW 78th Avenue and west of NW 100th Street. The proposed R-1(75), Single Family Residential, would facilitate subdivision of the subject property into approximately 34 single-family residential lots. Applicant: Willis Van Zee PO Box 373 Johnston, IA Background: Willis Van Zee, in cooperation with the property owner, has submitted a petition for rezoning of acres from A-R, Agricultural Reserve District and R-1(100), Single Family Residential District to R-1(75), Single-Family Residential. The subject area is depicted on the attached vicinity map. The request is made to facilitate subdivision of the subject property into approximately 34 single-family residential lots. Mr. Van Zee has submitted a development concept illustrating said lot layout (see attached). The Johnston 2030 Comprehensive Plan approved December 6, 2011, depicts the subject property as Low Density Residential, with language specific to the northwest area restricting development to not more than two units per acre. As currently depicted, Mr. Van Zee s proposal would result in densities of 1.53 units per acre. 2 restricting the overall density to not more than 2.0 dwelling units per acre, and the minimum lot width of 80 feet.
