LOCATION: PROPOSAL: BY-LAW REQUIREMENTS: 70 Kirkby Court The applicant is proposing to construct a 5,481 square metre selfstorage facility. In addition to the 17 off-street parking spaces being provided, the applicant considers the space in front of each of the 98 self-storage units as providing additional parking area. The property is located in the Industrial (B.1) Zone. A variance from Section of Zoning By-law (1995)-14864, as amended, is being requested. The By-law requires one (1) off-street parking space be provided for every 50 square metres of gross floor area for a storage facility [total of 110 parking spaces required]. REQUEST: The applicant is seeking relief from the By-law requirements to permit a total of 17 offstreet parking spaces on the property for the self-storage facility. LOCATION: PROPOSAL: BY-LAW REQUIREMENTS: 35 Niska Road The applicant is proposing to construct additions to the existing detached dwelling and drive shed on the property. The property is located in the Urban Reserve (UR) Zone. The property contains a single detached dwelling and residential accessory buildings, which are considered to be legal non-conforming in the UR Zone. Any additions or changes to a property which is legal non-conforming requires the prior approval of the Committee of Adjustment. REQUEST: The applicant is requesting permission to enlarge/extend the legal non-conforming use to permit the construction of an addition to the existing detached dwelling and an addition to the existing drive shed. LOCATION: PROPOSAL: BY-LAW REQUIREMENTS: REQUEST: 98 Farley Drive This property was previously severed from the commercial plaza parcel to the south (1750 Gordon Street) in 2014 (Consent File B- 21/14). The property was recently subject to a Zoning By-law Amendment application (File ZC1711) to permit the development of a residential apartment building.
