1 Viadana at Pelican Preserve Condominium Association, Inc. Certificate of Resolution I Hereby Certify that I am the Secretary of VIADANA AT PELICAN PRESERVE CONDOMINIUM ASSOCIATION, INC., and that the following resolution was duly adopted at a meeting of the Board of Directors held on the 30 th day of November, 2016, and at which meeting a quorum authorized to transact the business hereinafter described was present and acting throughout in accordance with the Florida Condominium Act, the Articles of Incorporation, the Bylaws of the Association and that said resolution is in full force and effect: Whereas, the Viadana Condominium Association is requesting that the Gateway CDD increase the speed limit on Pelican Preserve Boulevard that runs through the Association property in its entirety to 25 mph from the current 15 mph limit. Whereas, the vote to increase the speed limit to 25mph was taken in conformity with Florida Statute 718 and the percentage of those Board members voting for the Resolution was sufficient for its passage. It is therefore RESOLVED that: 1. The Association approves increasing the Neighborhood speed limit to 25mph. 2. The President of the Association is hereby delegated sufficient authority and power to execute and deliver any document or any other thing otherwise required to give full effect to this resolution. BOARD OF DIRECTORS MEETING MINUTES April Approved Bob Miller called the meeting to Establish a Quorum: Present were Bob Miller, Ron Suchodolski, Quentin Davis and Jeff Pavlica. Also present were Dick Rourke of Schoo Management and his Assistant Jackie Manley. Minutes: Jeff made a motion to approve the minutes of the previous meeting held on March 30, 2016 and Quentin seconded. Motion carried (4-0). Approval of Removing Oak Trees from the North side: Quentin made a motion to remove all Oak trees on south side and north side not to exceed $4,500.00, Ron seconded. Motion carried (4-0). Board Resolution to create an Investment Account: Quentin made a motion for Bob to seek investments on the reserve account and Jeff seconded. Motion carried (4-0). Legal Opinion on Monitoring: Bob has received two estimates on monitoring system. Counsel for the association will get back to the board on Monitoring issues. Other: Bob reported all residents are up to date and current. No delinquencies at this time Community Input: A resident had a concern on the key pads. Board advised key pads are the homeowner s responsibility. Change'in'Annual'Meeting'Date:theAnnualMeetingoftheViadanaCondominiumOwnersAssociation willbeshiftedtojanuaryin2017.thishopefullywillpermitmoreownerstoattendtheannualmeeting. 2016'Budget:the2016BudgetwasadoptedbytheBoardattheNovembermeeting.FeesforBuildings 1to12willbe$890perquarter;feesforBuildings13to19willbe$1,000perquarter.Thedifferenceis duetoincreasedexpensesduetothesprinklersystems.the2016budgetcoversnormaloperating expensesandcontinuestocapitalizethereservefundsforeventualrepairs,paintingorreplacement. Power'Washing:alldrivewaysandsidewalksinViadanawerepowerwashedinDecember.Thiswasthe firsttimeinseveralyearsandwillbemadepartofthebudgetingprocesseveryotheryear. Roof'cleaning:'theroofsonBuilding1to10willbecleanedinJanuary2016.TheroofsforBuildings11 to19willbebudgetedfor2017. Landscaping'issues:discussioncontinuedregardinglandscaping. 1. AkeypointisthattheViadanaCOA,asdo95%ofassociations,contractsforacommercial ratherthanaresortleveloflandscaping.thisisdoneinordertokeepassociationduesinline withpreviousannualassessments. 2. Dissatisfactionwithsomeofthelevelsofperformance,asreportedbySchooManagement,is normalinassociationaffairs.ameriscape,assharedbythelandscapingcommitteeina previous ,canbecontactedontheirwebsiteandworkorderssubmitted. 3. KeyelementsnotedduringthediscussionisthattheAmeriscapecontractcallsforspecificwork schedules,oneofwhichisthattheyonlytrimtreestothe12footlevel(althoughitisreported theyactuallygotothe14footlevel).trimmingabovethatlevelwouldinvolveaseparate contract. 4. MulchingAmeriscapewillbedoneinDecember TheBoardisreviewingthreealternativeproposalsforlandscapeservices. 6. AttheAnnualMeeting,itwasrequestedthattheBoardlookattheconditionoftheutilityboxes thatarebothshowingageandhavebeendamagedbymowers.ifpermitted,itwasrequested thattheboardlookatlandscapingsolutionstoprovideamoreattractiveimageofviadana.the Boardwillbelookingatthis. 7. ItwasalsorequestedthattheBoardconsiderlandscapingtohide,oratleast 8. buffer,theappearanceofthesprinklerredpipesinfrontofthenewerbuildings.thistoowillbe explored.
4 Pest'control:'antsandotherpestsoutsidethewallsofyourunitcanbeaddressesbycallingBobBeckley atberkleypestcontrol239738]3144.pestscanincludearmadillos,raccoons,possums,etc. Problemswithantsandotherpestsinsideyourunitaretheowner sresponsibility. Parking'Issues:attheAnnualMeeting,twoissuesrelatedtoparkingwereraised.Thefirstissue concernedpickuptrucksparkedintheneighborhood.bobmillershareda2013appellatecourt decisionregardingpickuptrucks namelythatpickuptrucksusedfornon]commercialpurposescould notbebannedbyhoas.therefore,thepickuptruckscurrentlyinusewouldhavetobepermittedto stay.thesecondissuewasrelatedtouseofguestparkingspaces.aninformalcensusoftheguest spaces(16onthenorthside;22onthesouthside)indicatedthatabouthalfofthespacesarecurrently occupiedonasemi]permanentbasisbyregularusers.thepointwasmadeduringtheannualmeeting thatthisprecludestheenjoymentofthosespacesbyothersinviadana.onesuggestedsolutionwasto rent thespacesforanannualfee.theuseofguestparkingspacescontinuestobeavexingissue. Sprinkler'System'Retrofit:itwasdiscussedattheNovemberBoardmeetingthattheolderbuildingsmay needtodecidebydecember31,2016whetherornottoretrofittheolderbuildingswithsprinklers.this isduetoachangeinstatelaw(sb1196)andtheboardiscontinuingtoinvestigateitspotentialimpact onviadana. Electrical'meter'enclosures.Severaloftheelectricalmeterenclosuresatthebuildingentry courtyardsaremoldy.thisisparticularlyevidentontheolderbuildings.thestructures/lattices aresyntheticmaterialandpowerwashingwouldprobablydothetrick.theboardwillbe exploringwaystoaddressthisproblem. 4. Mold'on'building'entryways.Severalofthebuildingshavemoldabovetheircourtyard entrances.itlookslikethiscouldbetreatedwithlowpressurepowerwashing.buildings9and 10areprimeexamplesofthisproblemalthoughmostoftheolderbuildingshaveitaswell.The Boardwillbeexploringwaystoaddressthisproblem.

Viadana'Work'(Half)'Day:ithasbeensuggestedthatcertainissuescouldbeaddressedthrough a WorkDay oneinwhichviadanavolunteerscouldaddressmaintenanceissuessuchasthe signboards,meterenclosures,andthemoldonbuildings.severalownersforinstancehave powerwashersandthesecouldbeusedforthemeterenclosuresandtheentrancemoldissues. SuchaneffortmighttakeplaceinJanuaryorFebruary2016(whenthemostpeoplearehere) andcouldbefollowedbyacommunitylunch.theboardwouldappreciatefeedbackonthis idea.
