1 THE NEW LUXURY CONTEST RANGE ROVER EVOQUE GIVEAWAY CONTEST RULES The "New Luxury Range Rover Giveaway" Contest (the "Contest") is brought to you by lntracorp Realty Ltd. (the "Contest Organizer") regarding River Park Place. 1. CONTEST PERIOD: Contest entries will be accepted between 7:00 a.m. (Vancouver time) on February 18, 2013 and 12:00 p.m. (Vancouver time) on April 6, 2013 (the "Contest Period"). Entries submitted after the end of the Contest Period will not be accepted. 2. ELIGIBILITY: The Contest is open only to legal residents of British Columbia who are nineteen (19) years of age or older as of the first day of the Contest Period. Notwithstanding the foregoing, persons in any of the following categories are NOT eligible to participate or to win a prize in the Contest: (a) any person who, on or after January 1, 2011, was or is a director, officer, employee or agent of any one or more of the following: the Contest Organizer, any one or more of the Contest Organizer's divisions, parents, subsidiaries, affiliated companies, advertising and promotion agencies, representatives, service agencies, or independent contractors; (b) any individual engaged in the development, production or distribution of materials for the Contest; (c) any person who, on or after January 1, 2011, was or is a director, officer, employee or agent of Cowell Imports Inc. (dba) Land Rover of Richmond / Jaguar Richmond (the "Prize Partner"), or of any of the Prize Partner's parents, subsidiaries, affiliated companies, dealers, franchises, dealerships or service agencies; or (d) any person who is or purports to be an immediate family member (defined as spouse, dependent for federal income tax purposes, half-sister, half-brother, or step-, biological, foster, in-law or adoptive mother, father, sister, brother, daughter or son) of, or who resides or is domiciled in the same household as, any person in any of the preceding categories. 3. HOW TO ENTER: No purchase necessary. To enter, you must register with River Park Place in one of two ways: (a) Register online. Visit click "Register", and follow the on-screen instructions. (b) Register in person. Come to 7100 Elmbridge Way, Richmond, BC during River Park Place's previewing period with your real estate agent to enter on site (appointment required). Only one entry per person is allowed. 4. HOW TO WIN: On April 6, 2013, the day of the River Park Place VIP Preview Event, you must be present at 7100 Elmbridge Way, Richmond, BC (the "Grand Opening Event Location") prior to and at the time of the Grand Prize draw which takes place at 2:00 p.m. sharp. Please arrive early to avoid missing the draw. At 2:00 p.m. on April 6, 2013, the Contest Organizer will randomly draw the name of one person (the "Selected Entrant") from among the valid entrants to the Contest. If your name is drawn and you are not present at the Grand Prize draw, another name will be drawn. In order to win, the Selected Entrant must correctly answer a skill-testing question (the "Skill-Testing Question").

2 The Selected Entrant must be in compliance with these Contest Rules. 5. THE PRIZE: There is one (1) prize (the "Grand Prize") to be won and it consists of: One (1) 2013 Range Rover Evoque (M.R.S.P. $46,995) Modifications, upgrades or additions to the Grand Prize may be available at an added expense to the Selected Entrant and any such modifications, upgrades or additions are not the responsibility of the Contest Organizer. The Selected Entrant will be responsible for certain costs in connection with the use of the Grand Prize, including payment of applicable licensing, insurance and registration costs. If the Selected Entrant chooses not to accept the Grand Prize as awarded, the Contest Organizer is not required to offer a replacement prize or a cash payment in lieu of a prize, although the Contest Organizer retains the right to substitute a replacement prize of approximately equal value at its discretion. 6. ODDS OF WINNING: Odds of winning depend on the number of eligible entries received during the Contest Period and the number of entrants who are present at the VIP Preview Event Location at the time of the Grand Prize draw. 7. ACCEPTANCE OF CONTEST RULES: By entering the Contest, each entrant accepts and agrees to follow these Contest Rules. As a condition of claiming the Grand Prize, the Selected Entrant will be required to sign a Declaration and Release Form which, among other things, will evidence that the Selected Entrant understands, accepts and is in compliance with these Contest Rules, accepts the Grand Prize as offered and acknowledges the limited liability of the Contest Sponsors (as defined herein). 8. GENERAL: VERIFICATION. Contest entries and all information contained therein are subject to verification by the Contest Organizer. Any entry which is incomplete, incomprehensible, inaudible, illegible, fraudulent, contains false information or is not received within the Contest Period, and/or does not have the required information or otherwise does not conform to these Contest Rules will automatically be rendered invalid and will not entitle such entrant to be eligible for the Grand Prize. The Contest Organizer will have the right at any time to require proof of identity and/or eligibility to participate in the Contest. Failure to provide such proof in a form satisfactory to the Contest Organizer may result in disqualification. DISQUALIFICATION. Persons who violate any rule, gain unfair advantage in participating in the Contest, or win the Contest using fraudulent means will be disqualified. Entries submitted by automated means including macros, code, software, script, programs or any other devices are prohibited and will be disqualified. Any disqualification decisions made by the Contest Organizer will be binding and final. Any attempt to tamper with the entry process, interfere with these Contest Rules, deliberately damage any website or undermine the administration, security or legitimate operation of the Contest, is a violation of criminal and civil laws, and the Contest Organizer reserves the right to seek damages and/or other relief from all persons responsible for such acts to the fullest extent permitted by law.

3 LIABILITY LIMIT - PARTICIPATION IN THE CONTEST AND USE OF THE PRIZE. By entering the Contest, each entrant releases the Contest Organizer, the Prize Partner and their respective parents, affiliates, subsidiaries, directors, officers, employees, representatives, agents and advertising and promotional agencies (collectively, the "Contest Sponsors"), from any and all liability, loss or damage incurred with respect to participation in the Contest or the awarding, receipt, possession and/or use or misuse of the Grand Prize or the condition thereof. LIABILITY LIMIT - ADMINISTRATION OF THE CONTEST. The Contest Organizer does not guarantee access to or noninterruption of its web site during the Contest Period or that it will be free from any errors. Each entrant acknowledges that none of the Contest Sponsors are liable for: faulty computer components, software, or links; the loss or non-existence of communications capability; faulty, incomplete, incomprehensible, or erased computer or network transmissions that make it difficult, or render a person unable, to enter the Contest; problems with any website or website feature howsoever caused; the malfunction of, or damage caused to, any telephone or network or lines, computer equipment, data or software, online systems, servers or access providers; the security or privacy of information transmitted via computer networks; or breaches of privacy due to interference by third party computer hackers. None of the Contest Sponsors are liable for any harm entrants may suffer directly or indirectly as a result of downloading any web page or software or transmitting any information related to entry in the Contest. Further, none of the Contest Sponsors assume any responsibility for entries which are lost, stolen, delayed, damaged or misdirected. LIABILITY LIMIT - WARRANTY. Each entrant acknowledges that the Contest Organizer is not in any manner responsible or liable for any warranty, representation, or guarantee, express or implied, in fact or in law, relative to the Grand Prize, including but not limited to its quality, mechanical condition or fitness for a particular purpose. Any and all warranties and/or guarantees on the Grand Prize (if any) are subject to the manufacturers terms, and the Selected Entrant agrees to look solely to the manufacturer of the Grand Prize for any such warranty and/or guarantee. DISPUTES AS TO SELECTED ENTRY. In the event of a dispute as to who submitted the selected entry online, the entry will be declared made by the Authorized Account Holder of the address submitted at the time of entry. "Authorized Account Holder" is defined as the individual to whom an address was assigned by the organization that is responsible for assigning addresses at the domain associated with the submitted address. MODIFICATION. The Contest Organizer reserves the right, in its sole discretion, to terminate the Contest, in whole or in part, and/or modify, amend or suspend the Contest, and/or these Contest Rules in any way, at any time, for any reason without prior notice. AUTHORIZATION. By entering the Contest, entrants consent to the use of their names, images, likenesses and photographs, without compensation, in any publicity carried out in any media by or on behalf of the Contest Organizer or its affiliates. PERSONAL INFORMATION. Personal information collected from entrants will be used by the Contest Organizer for the purpose of administering this Contest, and the Contest Organizer may send entrants marketing materials from time to time in connection with River Park Place or other properties. Entrants may choose to unsubscribe from such communications at any time, and the Contest Organizer will never share personal information with third parties except as required by law. By entering the Contest, each entrant consents to the manner of collection, use and disclosure of personal information set out in the Contest Organizer's privacy policy which may be found at

4 DECISIONS OF THE CONTEST ORGANIZER. By entering this Contest, entrants agree to be bound by these Contest Rules and by the decisions of the Contest Organizer, which will be final and binding in all matters. If the Contest cannot be run as originally planned for any reason, including, without limitation, human error, mechanical malfunction or intentional interference, or if fraud or any other occurrence comprises the fairness or integrity of the Contest, the Contest Organizer reserves the right to suspend, terminate or modify this Contest, or make such other decisions as the Contest Organizer deems appropriate. The Contest Organizer may waive any of these Contest Rules in its sole discretion. SEVERANCE. The invalidity or unenforceability of any provision of these Contest Rules will not affect the validity or enforceability of any other provision. In the event that any provision is determined to be invalid or otherwise enforceable or illegal, these Contest Rules will otherwise remain in effect and will be construed in accordance with the terms as if the invalid or illegal provision were not contained herein. JURISDICTION. The Contest is void where prohibited by law and is subject to all applicable federal, provincial and municipal laws and regulations. SKILL-TESTING QUESTION. The Contest Organizer reserves the right to administer the Skill-Testing Question as it deems appropriate to address discrimination or disability issues.

5 The New Luxury Contest DECLARATION AND RELEASE FORM Capitalized terms used but not defined in this Declaration and Release have the meanings given them in the Contest Rules. I, [INSERT NAME] of [INSERT ADDRESS] ("Releasor"), for good and valuable consideration, the receipt and sufficiency of which is hereby acknowledged, do hereby: (i) (ii) (iii) (iv) (v) confirm that I have read, accept, and have complied with the Contest Rules, a copy of which is attached to this form; confirm my acceptance of the Grand Prize as offered; without limiting the effect of the limitations of liability contained in the Contest Rules, release the Contest Sponsors from any liability with respect to any injury, accident, loss or damages relating to the Contest or the awarding of the Grand Prize and indemnify the Contest Sponsors against any and all claims, damages, liabilities, costs and expenses incurred in connection with: a) the Contest and my participation therein; and b) my acceptance, use or misuse of the Grand Prize; grant the Contest Organizer and its agents, subsidiaries and/or affiliates, at their sole discretion, permission to publish and/or broadcast my likeness, name, address (city and province), voice statements, video, including my personal performance therein, including in television, radio or print advertisement(s), without further compensation other than the Grand Prize offered; and acknowledge and agree that I will need to correctly answer a mathematical skill testing question in order to claim the Grand Prize.
