14 AN INCREDIBLE INVESTMENT OPPORTUNITY YOUR INVESTMENT IN THE POINT RESORT IS MORE THAN JUST A VERY SMART THING TO DO WITH YOUR MONEY. IT S A BRILLIANT THING TO DO WITH YOUR LIFE. Phase 1 of The Point Resort is a private residence club featuring the Condo Townhouses and Villas. When construction of Phase 1 is completed by the fourth quarter of 2017, the owner will be entitled to 5 weeks per year for personal use of the condo or villa and access to all the fine dining and recreational facilities of the resort. Phase 2 of The Point Resort is the five-star hotel and shall start construction up completion of Phase 1. These are the additional benefits that fractional ownership provides: RETURN ON INVESTMENT / RENTAL INCOME: If an owner choose to not use all of their 5-week entitlement, there is the option of placing the un-used portion into a rental pool and receiving a financial return. Owners will receive 60% of all rental income. As a conservative example, if you choose to place your entire entitlement of 35 days (5weeksX7 days per week) into the rental pool and apply the Grenada projected average occupancy rate of 45% (Grenada s projected average is actually 60%*) then the property could be rented for 16 days. Again according the industry sources* the average rental price for this type of luxury accommodation is between $ and $ per day. This will yield from between $24, and $32, in total rental income of which you are entitled to either $14, or $19, Even based on these conservative numbers it is easy to see that owners could realistically expect to receive a return on investment of 3-5% for each year that they do not use the property. VACATION EXCHANGE PROGRAM: Owners participating in our vacation exchange program will have the option of using all or part of their 5 week entitlement vacationing in a wide assortment of luxury resorts in many other parts of the world. HASSLE-FREE MAINTENANCE: At all times investors will have the peace of mind of knowing that the resort and their property is being professionally managed by a reputable 5-star resort management company. This relieves them of the many stresses involved in managing a private property from another part of the world. PERSONAL USE OF THE RESORT FOR LIFE / RESALE: Ownership provides investors with a title deed that reflects their financial interest and equity in the resort. In this way they will be ensuring a future filled with luxury lifestyle vacations for both themselves and their family.
