1 NOTICE OF A PUBLIC HEARING A public hearing to receive input on the following planning applications will be held on: COMMITTEE OF THE WHOLE (PUBLIC HEARING) at 7:00 pm at VAUGHAN CITY HALL, COUNCIL CHAMBER 2141 MAJOR MACKENZIE DRIVE, VAUGHAN, ONTARIO, L6A 1T1 PROPERTY: APPLICATIONS: 7028 Yonge Street and 2 Steeles Avenue West (northwest corner of Yonge Street and Steeles Avenue West) (s 1 and 2 Ward 5) The Applicant has submitted the following applications for the Subject Lands to permit 3 mixed-use residential apartment buildings connected by a 7-storey residential and hotel podium with at grade retail, ranging in height from 52 to 65- storeys with a density (Floor Space Index-FSI) of 14.3 times the area of the lot, all served by 5 levels of underground parking as shown on s 3 to 5: 1. Official Plan Amendment File OP to amend in-effect Official Plan #210 ( Thornhill Community Plan ) to redesignate the Subject Lands from General Commercial Area which permits the existing commercial uses to continue and permits retails stores, restaurants, banks and business and professional offices with no prescribed building height or density to Mixed Commercial/Residential Area which permits residential uses, business and professional offices, retail and hotel uses that shall be developed in accordance with a comprehensive design scheme to ensure the compatibility (including, but not limited to, building height and density) of the residential and commercial uses. 2. Zoning By-law Amendment File Z to amend Zoning By-law 1-88 to rezone the Subject Lands from Restricted Commercial Zone, subject to site-specific Exceptions 9(865) and 9(331) to RA3 Residential Apartment Zone and to permit site-specific zoning exceptions.
