Adoption of Minutes Minutes of the Municipal Planning Commission meeting on February 3, MPC MOVED BY MEMBER RUARK that the minutes of the Municipal Planning Commission meeting on February 3, 2016 be adopted as presented. 3 Municipal Planning Commission Minutes February 17, 2016, Development Permits Development Permit , Southern Alberta Bible Camp, Multi-Unit Dwelling, SW W4M. MPC MOVED BY MEMBER SCHNEIDER that the Municipal Planning Commission approve Development Permit with the following conditions: 1. No Development authorized by this Development Permit shall commence: a. Until at least 21 days after the issue of the Development Permit, or b. If an appeal is made, until the appeal is decided on. 2. The minimum/maximum requirements for all setbacks as established in Land Use Bylaw are met. 3. All outstanding taxes owed to Vulcan County shall be paid prior to the commencement of this development. 4. This is not a building permit, all Permits as required under the Safety Codes Act and its regulations shall be obtained and a copy of the Building Permit and any other required Safety Code Act approvals or permits shall be submitted to the County. 5. Any permits or approvals required for sanitary sewage and water services shall be supplied in accordance with Alberta Safety Codes Act and Alberta Environment. 6. Any permits or approvals, if required by Alberta Environment, shall be obtained, and a copy of the permit or approval shall be submitted to the County. (where applicable) 7. The applicant is solely responsible to obtain and comply with any other required Municipal, Provincial or Federal government permits, approvals, or licenses. 8. This Development Permit is valid for 12 months from the date of issue unless the Municipal Planning Commission has extended the term of the Development Permit in accordance with the Land Use Bylaw. CARRIED UNANIMOUSLY. That the applicant or developer is liable for any costs involved in the cessation or removal of any development should the development cease. 9. The applicant construct a bladder or containment system surrounding the storage tanks. CARRIED UNANIMOUSLY. Development Permit , Dewhirst, Moved-In Dwelling, Plan , Block 1, Lot 1. MPC MOVED BY MEMBER LUCAS that the applicant move to the table to address the Municipal Planning Commission in regards to Development Permit application CARRIED UNANIMOUSLY. MPC MOVED BY MEMBER SCHNEIDER that the Municipal Planning Commission approve Development Permit with the following conditions: 1. The applicant must submit the Building Inspection Report with the relevant safety code permit applications for the purpose of having the identified safety code issues rectified during construction. 10. That the applicant provide evidence of a potable water supply prior to development commencement. 11. The existing dwelling located on the site be removed within one year of issuance of the Development Permit. 12. There shall be no occupancy of the Moved-in Dwelling until the conditions of this permit are met. CARRIED UNANIMOUSLY. Subdivisions Subdivision Application , SW W4M Ryan Dyck, ORRSC, read a recently received response from Bow River Irrigation District (BRID) regarding the subdivision. MPC MOVED BY MEMBER LUCAS that the Municipal Planning Commission approve Subdivision application subject to the following conditions: 1. That, pursuant to Section 654 (1)(d) of the Municipal Government Act, all outstanding property taxes shall be paid to Vulcan County. 2. That the applicant or owner shall enter into a road approach agreement with Vulcan County. CARRIED UNANIMOUSLY.
