1.0 Special Conditions in New Leases relating to the Sustainable Building Design (SBD) Guidelines and GFA Concession
1.1 Building Separation Restriction of projected façade Length to 60M, except with the prior written consent of the Director. Director s decision as to what constitutes the projected façade length and the calculation of the projected Façade length shall be final and binding.
1.2 Building Set Back No building, structure, support for any building shall be erected or constructed within the Pink Cross-hatched Green Area at the ground level or levels or within 15M from the ground level or levels, except with the prior written consent of the Director, including the payment of premium and administration fees. Director s decision as to what constitutes the ground level or levels shall be final and binding.
1.3 Landscaping Master Plan (Greenery Coverage) No building, structure, support for any building shall be erected or constructed within the Pink Cross-hatched Green Area at the ground level or levels or within 15M from the ground level or levels, except with the prior written consent of the Director, including the payment of premium and administration fees. Director s decision as to what constitutes the ground level or levels shall be final and binding. Director at his sole discretion may accept other non-planting features as an alternative to planting, shrubs or other plants.
1.4 Car Parking and Loading/Unloading Spaces GFA calculation NOT to take into account of the following: Residential parking spaces, visitors parking spaces, motorcycle parking spaces, if they are provided below ground level. loading / unloading spaces, if they are provided at or below ground level. Otherwise, 50% of such space together with 50% of the other areas including but not limited to shall be taken into account for GFA calculation. Director may at his sole discretion, subject to the payment of premium and administrative fee, exclude any spaces and other areas.from GFA calculation. Director s decision to what constitutes ground level or whether any space is at, above or below ground level shall be final and binding.
1.5 Definition of Gross Floor Area & Coverage The Director at his sole discretion may in calculating the GFA and the site coverage, exclude : a) any sunshade, reflector, space solely used for the parking or for loading or unloading of motor vehicles, or occupied solely by machinery or equipment for and any space for refuse disposal; b) any sunshade, reflector, space solely used for the parking or for loading or unloading of motor vehicles, or occupied solely by machinery or equipment for and any space for refuse disposal; (all referred to as environmentally friendly or innovative features and which has been excluded by the Building Authority from GFA and site coverage calculations under BO.)

2.0 Mid-term Review on Measures to Facilitate Redevelopment and Wholesale Conversion of Older Industrial Buildings
Legislative Council Brief Placing of utility installations on the main roof level of a wholly converted industrial building shall not be regarded as increase in building height, if the utility installations are exempted from calculation of gross floor area (GFA) under the Buildings Ordinance and do not exceed 50% of the roof area of the floor below. Addition of claddings or installation of curtain walls on the exterior of a wholly converted building shall not be regarded as increase in building bulk under the revitalisation measures.
Legislative Council Brief (cont.) Minor changes to the existing building frame to be allowed including variations to the internal and external building structures and number of floors within the existing building envelope, provided that changes to existing external building structures (including structural elements) shall involve no more than 10% of the total GFA of the existing building. The scheme to be extended by a further three years, i.e. from 31 March 2013 to 31 March 2016.
