1 THE PROJECT Fontinha Hotel Design is the rehabilitation project of a historical building in Porto city center, right across the famous Santa Catarina street. Conveniently positioned at the heart of the city s most desirable destinations for shopping, leisure and tourism, the charming Fontinha Hotel Design is projected to maintain the original European architecture as its iconic brand image. The boutique hotel will have 49 rooms across a total of 6 floors, and will feature deluxe amenities such as a highend restaurant-bar and a pleasant courtyard garden. THE INVESTMENT The investment qualifies for the Portuguese Golden Visa (ARI/Golden Visa) The total Investment amount of 14 Million will be divided into 40 fractions of 350.000 each The 40 Investors will be co-owners of the entire property, including the condo areas, restaurant and rooms 7 days of free accommodation each year Ownership Certificate issued to each investor The 40 fractions can be sold individually at any time after refurbishment Guaranteed 4% rental, starting from the starting from the 1st year of the hotel operations After 6 years, the return of 100% of the funds invested is guaranteed Qualifies for government incentives IMT (Real Estate Tax) reimbursement THE EXIT Guaranteed 4% rental income annually, starting from the 1 st year of operation. 5 THE RESIDENCY In July 2015, the Portuguese government introduced a new investment solution that opened the door to a world of opportunities. Portugal s residency permit can now be acquired in exchange for an investment of 350,000 in a property that is over 30 years old. This strategy initiates the regeneration of City Centers and increases the value of both the real-estate and the tourism sector. 4 PORTUGAL GOLDEN VISA PROCEDURE AND TIMELINE The following table breaks down Portugal s Golden Visa Permit application process into five basic steps. Each step must be completed before continuing to the next. Steps 6 and 7 are optional and are exclusive of Arton s mandate. STAGE I Pre-departure STAGE II Temporary Residence STAGE III Permanent Residence MONTH 1 MONTH 2-5 YEAR 5 STEP 1 Visit the embassy of Portugal to attest the required list of documents or visit Portugal ahead. STEP 2 Transfer of investment amount and applicable fees. STEP 3 Submission of investment-related documents and payment for Golden Visa application online (done by law firm and Power of Attorney). STEP 4 Travel to Portugal for 2 business days to collect biometric data. STEP 5 Application approval and payment of temporary permit granting fees (done by law firm through Power of Attorney). STEP 6 Application for permanent residence can be lodged after having met all the requirements and successfully completing 5 years as a temporary resident. STAGE IV Citizenship YEAR 6 STEP 7 Application for citizenship of Portugal can be lodged after having met all the requirements.
