APPLICANT(S): Bobby Glass / RVG Investments, LLC PURPOSE: The applicant is requesting the County to release the Maintenance Bond for Bob White Estates, Phase 2. The amount of the maintenance bond is $383,953.60, which was 40% of the original performance (construction) bond. The Commissioners Court approved a final plat for this 69-lot subdivision at its meeting on September 27, 2016. The initial issue date for this bond was September 8, 2016, specifically for streets, roads, and drainage requirements and should have expired two (2) years later, however, due to the heavy rainfall the area experienced in the fall, the developer was not able to complete all the necessary work, including cleaning out the detention pond, until recently. ANALYSIS: The County has inspected all roads and infrastructure within this subdivision and determined to be substantially complete meeting all regulations and requirements set forth by the County. The proposed streets included within this subdivision that will become the County s responsibility include Chambers Bay Circle, Cross Creek Drive, Reese Drive, Davenport Drive, and East Drive. RECOMMENDATION: Staff recommends the Commissioners Court proceed in the manner described below: 1) Approve this request to release the Maintenance Bond No. 305945, issued by The Main Street Group for Bob White Estates, Phase 2 in the amount of $383,953.60, as presented. LEGAL CAPTION: Consider and act upon a request to accept Performance Bond No. 5680108 issued by Ohio Farmers Insurance Company for Greystone Estates, Phase 1 located on the east side of Singleton Road ± 1,200 feet north of Campbell Road, Maypearl, Road & Bridge Precinct No. 3. APPLICANT(S): Merle Abbott PURPOSE: The applicant is requesting the County to accept a Performance Bond for Greystone Estates, Phase 1. The bond is for the construction of all infrastructure, including streets, roads, and drainage. As Phase 1 only consists of one (1) lot, this bond will be for the construction of Greystone Parkway. This performance bond is for $50,000. When the final plat for Phase 2 is submitted for review, it will include the remainder 19 lots. A subsequent performance and maintenance bond will be required when that phase develops out. The Commissioners Court approved a preliminary plat for this 20-lot subdivision at its meeting on August 28, 2018, and the final plat for one (1) lot on October 23, 2018. ANALYSIS: The bond will ensure all infrastructure will meet County requirements during the construction phase in a timely manner. Upon satisfaction, the applicant can request to release the performance bond and replace it with a 2-year maintenance bond.
