TO: FROM: Todd Coles, Committee of Adjustment Secretary Treasurer Grant Uyeyama, Director of Development Planning FILE: A032/16-133 Brooke Street, Thornhill (Ward 5) HEARING DATE: February 11, 2016 DATE: February 2, 2016 Proposed Variance(s): 1. To permit a maximum lot coverage of 24.18% (22.98% dwelling, 1.2% covered porch). 2. To permit unexcavated steps with a minimum front yard setback of 6.81 metres By-law Requirement(s): 1. Official Plan: VOP 2010 designation: Low-Rise Residential and within the Thornhill Heritage Conservation District Plan area. Comments: The Owner has submitted concurrent Site Development File DA.15.084 to demolish the existing dwelling, and facilitate the construction of a two-storey detached dwelling on the subject lands. The proposal is currently under review by the Development Planning Department. The subject lands are also located in the Thornhill Heritage Conservation District Plan area, and the proposal is subject to review by Heritage Vaughan Committee. The Development Planning Department advises the Owner that it is standard procedure for this Department to request a deferral of a Committee of Adjustment Application until such time that this Department has reviewed the Site Development application. This is to ensure that an appropriate site-layout is confirmed, and that should additional variances be required to implement the final approved site plan that these variances are considered in the same Minor Variance Application. Recommendation: The Development Planning Department recommends adjournment of the proposal. Condition(s): None.
