BRIAR OAKS HOMEOWNERS ASSOCIATION MEETING OF THE BOARD OF DIRECTORS MAY 14, 2015 The Regular Board Meeting of the Briar Oaks Homeowners Association was held on Thursday,, at the Stanton Community Center at 7800 Katella Avenue, Stanton, Ca. 90680. The President, George Kenworthy called the Meeting to order at 7:00 p.m. Directors Present: Directors Absent: Representing Cardinal: Others Present: David Donovan George Kenworthy Marilyn Rich Jacqueline Valencia Robert Clinton Janet Mehan, CMCA, AMS Dorene Gibson Jean Kenworthy As there were no homeowners who wished to address the Board, the Homeowner Forum was not held. from Harvest Landscape for irrigation repairs, at a cost of $322.52. from Harvest Landscape to grind sidewalks, at a cost of $455.00. HO/ FORUM HARVEST LAND- SCAPE from Harvest Landscape to add plants at 10430 Briar Oaks, at a cost of $43.08. Cardinal was requested to inquire if Harvest Landscape could add more satellite controllers to the property and if there were any rebates available through the state. A Motion was duly made, seconded, and unanimously carried to approve the architectural application from the owner of 10390 E. Briar Oaks #B to replace a screen door and windows with no grids. A Motion was duly made, seconded, and unanimously carried to approve the March 12, 2015 and April 9, 2015 Regular Minutes, as written. A Motion was duly made, seconded, and unanimously carried to accept the March 2015 Financial Statement, subject to audit. George Kenworthy volunteered to contact the representative from Raymond James to review and obtain suggestions on the Associations investments. The Directors reviewed the correspondence from the owner of account #BR-0004-0149-01 who requested to have a late fee waived on the assessment account. A Motion was duly made, seconded, and unanimously carried to deny the request. The Directors reviewed the correspondence from the owners of accounts #BR-0004-0079-01 and #BR-0004-0141-02 who requested to be reimbursed for towing fees. A Motion was duly made, seconded, and unanimously carried to deny the two requests. The Directors reviewed the correspondence from the owner of account #BR-0004-0157-01 requesting the Association to pay to clear out the main drain between the home and the neighbors, as when the air conditioner was running the line got clogged. A Motion was duly made, seconded, and unanimously carried to deny the request and inform the owner the condensation line and pan of the air conditioner needs to be cleaned out on a regular basis. The Directors reviewed the correspondence from a realtor, Marilyn Rich regarding a mold-like substance at the home of account #BR-0004-0031-01. After speaking with Marilyn Rich, it was suggested the realtor and owner would handle the issue. from Peak Lighting to replace the light pole fixture at 10335 #B Briar Oaks, at a cost of $697.33. A Motion was duly made, seconded, and unanimously approve the proposal from Foresight Financial to perform an off-site Reserve Study, at a cost of $625.00, if Foresight would match a competitor bid at $625.00. The Antis proposal for a water test to be performed at 10375 A-C was tabled at this TABLED ITEM The Directors discussed the updated vehicle registration in the community and Cardinal was requested to wait until Monday, May 18, 2015 to verify with Patrol Masters the outstanding addresses that had not submitted their registration and call the owners to a Hearing at the June 11, 2015 Executive Session. The camera and fob proposals were tabled at this time. Cardinal was requested to obtain proposals to extend the wrought iron fencing around the pool area to 6 feet and include preventative measures on the top of the fence, to stop people from jumping over. from One Stop Pool to replace the Virginia Graham Baker drains in the pool and spa, at a cost of $1,110.00, to be charged to the reserve account. Page 3 Cardinal was requested to obtain proposals to perform the yearly fire sprinkler inspection in the Association. Cardinal was requested to obtain a proposal for copying and printing the Briar Oaks Rules and Regulations booklets to be given to owners and through escrow. Cardinal was requested to obtain examples of the newsletters from CAPS for the Directors to review at the June 11, 2015 Regular Meeting.
