1 RENTAL APPLICATION CHECKLIST Use this handy list to organize your application papers. Check the box of each item you re submitting. Mail your completed application to P.O. Personal Guarantee/Cosigner Application We require the combined gross monthly income before deductions from all applicants age 18 or older to be three times the amount of the monthly rent. If it s possible you won t meet the income criteria, or have a poor rental history or poor credit scores, you should strongly consider getting a cosigner. Personal Guarantee/Cosigner Agreement Your guarantor/cosigner will fill out this agreement. In the event you fail to pay the rent, this person will be held responsible. Most of the time, the cosigner is a parent or guardian. Identification Submit a copy of your driver s license or California identification card along with your application. Your cosigner, if you have one, will also need to submit a copy of his/her driver s license or state ID card. Proof of Income Include your most recent pay stub when submitting your application. You can additionally submit your most recent bank statement showing account balances, if you d like; you should redact (black out) the account numbers but nothing else. Your cosigner, if you have one, will also need to submit material proving his/her income. Application Fee Agreement Submit this form along with your application fee as we will not process your application without this. If you prefer, you can also submit the fee via PayPal ask us for information on how to do this. However, you must also submit the hard-copy Application Fee Agreement. The undersigned (hereinafter known as Guarantor ) for the consideration of the execution of a Rental Agreement and for other valuable consideration, the receipt of which is hereby acknowledged, hereby guarantee(s) that the rental applicant named below (hereinafter known as Resident ) will pay all rent or debts due and will perform all of the terms and conditions of Resident s part to be performed under the Rental Agreement, and upon Resident s failure to do so, Guarantor will perform the same. This Personal Guarantee and attached lease shall be governed by the laws of the State of California. Should litigation become necessary to enforce any of the provisions of said Rental Agreement and attached Cosigner Letter, the prevailing party shall be entitled to their reasonable attorney s fees and court costs from the losing party. 5 This is a continuing guarantee, which applies to any renewal, extension, modification, or amendment of aforesaid lease rental agreement, without notice to Guarantor. Notice of any renewal, extension, modification, or amendment of the aforesaid lease rental agreement; c. Notice of Resident s default under the aforesaid lease rental agreement; d. The right, if any, to the benefit of or to direct the application of any security held by Owner; e. The right to require Owner to proceed against the aforesaid Resident or any other party liable, or to pursue any other remedy in its power, and agrees that Owner may proceed against Guarantor directly and independently of any other party liable and that the cessation of the liability of any other party for any reason other than full payment, shall not in any way affect the liability of Guarantor; f. Any defense of the aforesaid Resident or of any other party liable.
