1 2017 WCMPOA April Board Meeting Please note: Prior to the meeting, Joe Keefer introduced Bill Albright, White s Creek neighbor, to board members. Bill has agreed to assist the board where needed in an adjunct capacity. The meeting was called to order on Monday, April 10 at 10:05 am by Laura Wildesen, president. Present along with Laura were: Stan Wildesen, Bill Albright, Pat Middleton, Joe Keefer, Kevin Cunnion and Gloria Knittle. The minutes of the March meeting were approved and the minutes of the 2017 Annual Meeting were accepted for presentation at the 2018 Annual Meeting. The first order of business was a report by Joe Keefer regarding 2017 golf cart stickers. As in previous years, Mr. Keefer stated, residents owning golf carts are required to have a White s Creek sticker (no charge). They must show proof of specific liability insurance for golf carts and Mr. Keefer did some research regarding appropriate coverage (home owners policies are not acceptable). The board is looking to obtain specific language from WCPOA's insurance company, Pratt Insurance, regarding resident's golf cart insurance coverage and will advise everyone upon receipt of additional information. Treasurer s Report (Kevin Cunnion, Treasurer) Mr. Cunnion distributed copies of the March 31, 2017 Treasurer s report and reported that the financial situation for the month was routine. There was some discussion of the Delmarva Power bill and ways to economize, possibly at the pool. Mr. Cunnion stated that most of the monthly bill was generated by community street lights, with pool electrical expenses being minimal. As a reminder, Mrs. Wildesen mentioned that residents can call Delmarva directly at or via internet at to identify a pole service issues. It is important to have the following accurate information available for the representative: the closest address to pole and light pole number (located at base of each pole). If reporting via internet, the site gives full details and follow-up on the repair. Mr. Cunnion brought the invoices and envelopes for the yearly dues to the meeting in preparation for an envelope stuffing session to follow the meeting. Recreation and Pool (Pat Middleton, Chr.) Mrs. Middleton reported that the pool is being prepared for the season, the water has been turned on, free of leaks, weeding the pool grounds is planned and pool passes have been ordered. The pool is scheduled to open Memorial Day Weekend. She also reported that fifteen White s Creek community Please scroll down to page two

2 PAGE TWO members have signed up for pickle ball lessons at the Cheers Center. The supplies needed to prepare one of the tennis courts for pickle ball will be purchased and will incur a minimal expense. Mr. Albright will help set up the court. Roads and Grounds (Stan Wildesen, Chr.) Mr. Wildesen stated that in preparation to have the sink holes adjacent to the catch basin near 104 Naomi Drive repaired, he researched records of past sink hole problems and storm/sewer drains repairs. Requests for proposal to repair this area are being sought he reported. Social (Pat Middleton and Gloria Knittle) Mrs. Knittle reported the following scheduled activities: Thursday, April 20 (5:30 pm), Community Dinner at Crooked Hammock in Lewes; Wednesday May 3 (10 am), Community coffee at the Knittles; Thursday, May 18 (5:30 pm), Community Dinner at Seculi s in Berlin, Md.; Saturday, June 3, Community Picnic; Saturday, June 10, Community Yard Sale and Saturday, August 26, Community Adult Pool Party. Old and New Business Mrs. Wildesen stated that addresses and phone numbers of herself, Mr. Cunnion, and Mr. Binsted will be listed on the Community blog to help realtors and lawyers when they are seeking necessary information for closings, etc. She said there have been several real estate transactions recently. She also reported that Marty Lampner has created a White s Creek Community Facebook page. He has set up parameters for participating on the page which will be posted in the upcoming newsletter. As stated in Mr. Lampner s guidelines, the community Facebook page is not intended to be a channel to communicate with the POA s board. Issues dealing with the governance and maintenance of the community must be deal with directly through the board and its members as has been our practice always. The board approved Mr. Lampner s plan. Board members discussed the dates for upcoming meetings and it was determined that the board would meet on June 12 and August 14. Regarding newsletters, it was decided that there would be an April and June newsletter (none in May); any news that needed to be shared in between would be done via . 3 PAGE THREE SOCIAL NEWS April's Coffee The social committee came up with a great new idea for April's Coffee. The coffee was held at " Good Earth Market and White Creek s pretty much filled up the room. As we entered the wonderful aroma of coffee and baked goods caught us at the door. We were not disappointed, it all tasted as good as it smelled. The staff was very nice and made us all feel welcomed in any way they could. I look forward to trying this again in the fall. Our next and last coffee until September will be held at Gloria and Jim Knittle s home on Wednesday, May 3 at 10 am. Come out and enjoy the spring with a cup of coffee and visit with our community neighbors. Coleen Coale----Roving Reporter SOCIAL NEWS April Dinner A good time and some terrific food was had by all that attended last night s dinner (April 20) at the Crooked Hammock. Twenty-eight of us came out for an evening of socializing and spending time with our neighbors. Salmon steaks, burgers, mussels and a variety of salads seemed to be the choice by many. The only drawback was with trying to serve all of us, the service was slow. The restaurant, which is also a brewery, had a large selection of beers which many us enjoyed. May s dinner will be the last for this spring season to be held at Seculis in Berlin, Maryland and we hope to see you there. 5 PAGE FIVE Here are the guidelines for participation on the White s Creek Manor Facebook Page: Welcome fellow residents of White's Creek Manor. This group has been established as a place where neighbors can exchange ideas, news, events they think may be of interest to others, photos, names of contractors you'd recommend and anything else you might want others to know. It is not intended to be a channel to communicate with the POA s board. Issues dealing with the governance and maintenance of the community must be dealt with directly through the board and its members as has been our practice always. While the board takes an interest in this Facebook Group it will not address complaints or questions through it. If you belong to a group or a charity having an event, feel free to share it here again, please limit it to events open to all. You can feel free to mention that an elected official or state agency will be having a public forum or hearing. Reports on meetings you attend are welcome but please keep it factual but you can state an opinion so long as you call it that. We will maintain a calendar of events, and as a member you can add to it. A few don'ts... Please do not engage in name calling, political statements in favor or attacking any particular view or candidate. Please do not use obscenities. (I know the summer traffic is a temptation to use them.) If you are having an issue with your neighbor(s) over how they keep their property, take care of their dog or cat this isn't the right place to address that. If you have had a negative experience with a contractor you have used please remember Social Media isn t the best way to air your grievance. It s OK to say you won t recommend a vendor but given recent law suits brought by some contractors against customers who went on the attack by calling the vendors a crook, incompetent or worse you should limit yourself to the simple, can t recommend. If someone wants to know more, ask them to get in touch by phone. While we have a wonderful board as already mentioned if you disagree with their actions this isn t that forum. The board wants to hear from you agree or disagree with their actions but it needs to go directly to the board. To join the group either at mslampner@yahoo.com and I will send you an invitation or you can search Facebook using White s Creek Manor Residents as the search string and request membership there by clicking the Join button. It is a closed group so joining requires validation and is open only to property owners in the community. Finally, we strive for civil discourse, it s OK to disagree and say so but it s not OK to attack those who you disagree with. We hope this will be a helpful adjunct to our Newsletter but please don't consider it a replacement for it.
